Sotogrande has been characterised as an ‘enclave development’, i.e., having its own legal jurisdiction and diplomatic representation. It was created in 1966 by General Franco’s regime for overseas Spaniards and foreigners who wanted to live in Spain but maintain their foreign status. Sotogrande thus had no resident population prior to development while maintaining all necessary basic services such as electricity, water supply and telephones.
Origin Story
The area around Sotogrande is largely cork oak forested hills, Sotogrande’s master plan was designed to integrate Sierras natural beauty. While respecting Sierras delicate ecology and Sotograndes unique climate meant Sotogrande had little need for air conditioning. Public amenities were designed with large areas of open land. Sotogranderos enjoy use of extensive country club golf courses on which the R&A British Open Championship was hosted there in July of 2017.
The enclave originated with a royal charter issued by King Juan Carlos I. In 1982 it was formed under Sotogrande International Limited. The area has become the largest privately owned residential community in southern Europe with more than 7,000 villas and mansions on large plots of land registered to Sotogrande companies. Owner-residents have included King Juan Carlos I, Sir James Goldsmith, Sir John Hall. His son Andrew Hall developed Sotogrande Marina Village and other notables including Simon Jones.
This development was initially conceived as an urban development for off-plan buyers. The design concept was based on creating a residential community with character. Ideally where each house had views of Sierras Almijara & Tejeda mountain ranges. And beyond Sotogrande’s golf courses! The master plan featured single building lines along Sotograndes main avenue El Paseo de la Alameda running from east to west.
